What does it mean to be design-led? For The Office Group (TOG) it meant starting with a deeper understanding of customer needs, leading with innovation and creating design solutions for a better end user result.
The challenge was to turn a tired looking 80’s office block above Angel tube station into a stand out addition to TOG’s 60 strong international property portfolio. The brief included the co-working clubroom, reception, lounge and kitchen areas as well as rentable office spaces.
TOG pride themselves on their design led estate, in order to elevate this building we advised them to think outside of traditional office tropes and take on a more progressive design-first approach.
The key design element was firstly in response to the building itself. By inserting an independent ‘skin’ that didn’t try to dress or polish the shell, but kept things raw by contrast, we created an elevated architectural envelope. Secondly, custom design elements created considered co-working solutions that were both functional and unique in aesthetic.
BESPOKE DESIGN SOLUTIONS
The Clubhouse features custom designed co-working desks, engineered to balance sharing and personal space. The central feature is a sunken seating area that cuts through the raised floor, a sheer curtain provides privacy without walls, creating a vibe that is just the right amount of social.
We moved away from specifying FF&E opting instead for custom design pieces that either solved challenges or celebrated a unique opportunity within the building.
INNOVATIVE MATERIALS
Each co-working area is defined by a new ‘skin’ - a resin sprayed plywood floor and half height wall, in custom paint fleck colours. We designed the colours like you would a terrazzo, a fresh take on an iconic 80’s material for a durable floor and wall finish in joyful colour ways.
The resin spray was not only a unique design feature within the space but a durable, high performance solution for a commercial office environment.
MEETING ROOMS & TEA POINTS
For the meeting rooms the resin takes on a new form, cut away for shelving or to house a monitor. Corridors are monochrome by contrast with graphic carpets and wallpaper.
The reception, meeting rooms and tea point are signified by bold abstract installations that give each area it’s own personality.
